Understanding Land Transfer Tax in Ontario 

Outside Toronto 

In municipalities outside the City of Toronto, you’ll only pay the provincial land transfer tax, which is calculated in tiers based on the purchase price. First-time buyers can claim a rebate of up to $4,000, effectively exempting the first $368,000 of a home’s value from the provincial tax. 

Inside Toronto 

Buying in Toronto comes with an additional cost: the Municipal Land Transfer Tax (MLTT), which is charged on top of the provincial tax. While Toronto offers a first-time buyer rebate of up to $4,475 to help offset this expense, buyers in the city still pay both taxes. This makes purchasing in Toronto more expensive compared to other GTA municipalities, where only the provincial tax applies.
